Terms of Agreement
I recognize that this application for an apartment is subject to acceptance or rejection. Upon payment of a deposit in the amount of $100.00 the apartment will be held off the market pending the acceptance or rejection of the application. If application is accepted, lease is to be signed at landlord's office within-days after applicant is notified of such acceptance. At this time, deposit will be credited as part of the security deposit. If applicant is not accepted as a resident, the deposit will be returned, except as otherwise noted below.
If application is accepted and applicant does not sign lease, for any reason, the deposit will be forfeited as liquidated damages in payment for holding the apartment off the market and landlord shall be under no obligation to lease to applicant.
I understand that I may have the right to make a written request within a reasonable period of time to receive additional, detailed information about the nature and scope of this investigation.
I hereby make application for an apartment and certify that this information is correct. I authorize you to contact any references that I have listed and to make such other inquiries as you deem necessary to determine my eligibility and qualification including but not limited to credit checks and inquiries of law enforcement agencies. I authorize those references and sources of information to release information to the landlord.
I UNDERSTAND THAT IF I HAVE GIVEN ANY FALSE INFORMATION IN OR IN REGARD TO THIS APPLICATION, THE PROPERTY OWNER OR HIS AGENT HAS THE RIGHT TO IMMEDIATELY REJECT THIS APPLICATION.
SCREENING DISCLOSURE & AUTHORIZATION
- Disclosure. The owner intends to investigate the information that you have set forth on your application. This may include obtaining a credit report or other report from a credit bureau or a tenant screening service confirming information that you have set forth in your application. The landlord may also contact prior landlords, employers, financial institutions, and personal references.
- Screening Fees. Before the owner will conduct this review of your application, you must pay a tenant screening/application fee. The owner/manager charges a fee of $20. The owner's costs may include costs incurred for a credit report or other screening report, long-distance phone calls, and for time spent calling landlords, employers, financial institutions, and personal references.
- Applicant's Rights. You have a right to dispute the accuracy of the information provided by the tenant screening service or credit bureau. Such information may be obtained from the credit bureau or tenant screening agency named below.
- Authorization and Release. I authorize and permit Embassy Apartments Management to perform background checks and obtain information about me from credit reporting agencies; current and previous landlords; current and previous employers; personal, professional, and credit references; banks; and law enforcement agencies. I give permission for all parties listed to disclose any information requested about me to the owner or manager stated above. I authorize and permit the owner or manager to obtain updated information annually and on future occasions for rental renewal consideration and for collection purposes if necessary.
- False information. I understand that if I have given any false information, written or oral, to the owner or manager as part of the screening/application process, that shall be sufficient cause for my application to be rejected.
